Real estate appraisers are often hired by the mortgage company to determine the fair market value of a home. Home appraisers traditionally work for the buyer's lender but the buyer is usually the one paying for a home appraisal. The important thing for the mortgage company is that the property in question must be worth the purchase price (and which governs the amount they will lend).
In order to determine this, a mortgage company will hire a professional real estate appraiser who has a proper real estate appraisal licence to establish the market value of the property. Just as there are three major types of loans, there are also three corresponding types of appraisals: VA (Veterans Affairs), FHA (Federal Housing Administration) and conventional. As a real estate appraiser you have to know about each of these.
To become an appraiser in any of the US states you must attend certain classes, pass a state test, and get licensed by the state in order to practice. You also have to take more courses from accredited and state-approved schools to get certified to become an appraiser for VA loans, or FHA loans, etc.
